What your village allows
Every Lakewood Ranch village has its own design standards and its own committee. Here is what the standards say for the villages we work in most; we confirm the current rules for your lot before we quote. One rule is nearly universal: the fence needs a gate wide enough for lawn service, 5 ft in most villages and 6 ft in Star Farms.
Country Club and Edgewater
The homeowners’ manual allows one fence: 4 ft black aluminum picket (Specrail Storrs or Saybrook style, or equivalent), on the property line, set back 25 ft from the front corners of the house, with landscaping along any public street. No fences in the maintenance-free neighborhoods, and Edgewater Pointe, Edgewater Sound and St. Georges prohibit them. Modifications Committee approval through Town Hall.
Greenbrook
White PVC only. 6 ft privacy fences along the rear and side lines of interior lots; on lake and amenity lots a 4 ft white PVC amenity fence set 5 ft inside the rear line with a landscape buffer. Wood, chain link and wire are prohibited. The Modifications Committee meets the 1st and 3rd Wednesday and wants a surveyed site plan and a landscape plan with the request.
Summerfield and Riverwalk
New or replacement fences must be PVC (perimeter, amenity or privacy), and no fences are allowed in The Forest. The Modifications Committee meets the 2nd and 4th Tuesday; requests are due by noon the Tuesday before, with scale drawings showing distances to property lines and easements.
Esplanade Golf and Country Club
Single-family sites only, and no fence at all on a rear yard that abuts water or the golf course. Where a fence is allowed it is 4 ft black powder-coated aluminum picket, starting at the rear corners of the home and stopping 6 ft short of the rear line, with 52 to 60 inch gates for mower access. Architectural Control Committee approval with the fence drawn on your survey.
Solera
6 ft tan vinyl privacy fence is allowed on the sides of the house and may run up to 10 ft past the back corners of the house. On lakefront lots the back fence and the last 18 ft on each side must be 4 ft black aluminum. We draw it exactly that way on the packet so it is approved the first time.
Country Club East, Lakewood National, Del Webb
Golf and lake villages where black aluminum view fencing is the norm and the committees protect sightlines. Each has its own standards, so we pull them before we quote.
Star Farms
Star Farms allows only one fence: 4 ft black aluminum, on every lot, and requires a 6 ft wide gate for lawn service access (most other villages accept a 5 ft gate). We size and draw it to the village standard and submit the request for you.
Sapphire Point, Polo Run, Mallory Park and the other villages east of Lorraine Road
The newer villages each run their own architectural change request through the HOA board. Vinyl privacy is common on interior lots and open aluminum on the many lake lots, and CDD utility easements run along most rear property lines, so we pull the survey, keep every post outside the easement and coordinate locates before we dig. Tell us your village and we will pull its current standards.
How the approval works
1. Free on-site estimate
We measure the line, check the survey for CDD easements and corner-lot rules, and show you the styles your village approves.
2. Modification packet
We prepare the scale drawing, material, color, height and distances to property lines your committee asks for, and submit it for you.
3. County side
Lakewood Ranch is unincorporated Manatee County, so a residential fence only needs a county permit if the property is in a flood zone. If yours does, we file it at the same time as the HOA packet.
4. Installed in days
Once approved, standard fences go in about two weeks out, the install itself takes one to two days, and rush installs are available within three days when no permit is required.

Lakewood Ranch fence questions
Do I need a permit for a fence in Lakewood Ranch?
Lakewood Ranch is unincorporated Manatee County, so a residential fence only needs a county permit if the property is in a flood zone (commercial properties always need one). Your village’s modification approval is required either way, and we handle both.
What fence will my Lakewood Ranch HOA approve?
It depends on the village. Country Club, Edgewater and Esplanade allow only 4 ft black aluminum picket, and Esplanade allows no fence at all on water or golf lots. Greenbrook, Summerfield and Riverwalk allow PVC only: 6 ft white privacy on interior lots and a 4 ft amenity fence on lake lots. Solera allows 6 ft tan vinyl privacy on the sides, running up to 10 ft past the back corners of the house, with the back fence and the last 18 ft of each side in 4 ft black aluminum on lakefront lots. Star Farms allows only 4 ft black aluminum with a 6 ft wide gate for lawn service. The other newer villages east of Lorraine Road generally allow vinyl privacy on interior lots and open aluminum on lake lots. Front-yard fences are rarely approved. We confirm your village’s current standards before we quote.
How long does the HOA approval take?
Most village committees meet twice a month and review complete packets at the next meeting, so plan on two to six weeks depending on the village and the meeting calendar. We submit a complete packet the first time so it is not sent back for more information.
Can I fence a lake lot in Lakewood Ranch?
Yes, with the right fence. Lake and preserve lots are limited to open aluminum, usually 4 ft, and the fence has to stay outside the CDD easement that runs along the rear line. We pull your survey and set the posts accordingly.
